More homes are hitting the market in Hephzibah, and the good ones move fast

Here is the one thing worth knowing right now: more homes are coming to market in Hephzibah, but buyers are still moving quickly on the ones they like. The Real Estate Data Aggregator counted 156 new listings in ZIP 30815 for the three months ending July 31, 2026. That is up 6.1% from the same period a year before. At the same time, 14.3% of homes went under contract within two weeks of listing, up 10.4 points year over year. More supply, but the right home is not sitting around.

Prices pulled back, and that is worth understanding

The Real Estate Data Aggregator put the median sale price in ZIP 30815 at $227,000 for the three months ending July 31, 2026. That is down 12.6% from the same period in 2025. That is a real drop and worth taking seriously. More homes on the market means buyers have options. When buyers have options, they negotiate. The sale-to-list ratio held at 98.2% according to the Real Estate Data Aggregator, down just 1 point from a year before. So most sellers are still getting close to asking, but you need to be priced right from the start.

Nationally, Realtor.com reported that 20.8% of listings had a price cut in September, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, also according to Realtor.com. That is the national backdrop. In Hephzibah, the Real Estate Data Aggregator shows only 19.3% of homes sold above list price, down 9.8 points from a year before. Buyers have more leverage than they did last year. Pricing to the market matters more now.

Speed is real, but it is not guaranteed

The two-week contract rate jumping 10.4 points tells you something important. Some homes are getting picked up fast. But the median days on market was still 70 days, per the Real Estate Data Aggregator. That means plenty of homes are sitting. The fast ones and the slow ones are living in the same ZIP code. What separates them is almost always price and condition. The Real Estate Data Aggregator also counted 133 pending sales, down 13.1% from a year before. More listings came in, but fewer are moving to pending overall. That gap is the story.

What this means if you are buying near Gate 5

Hephzibah feeds the Gate 5 side of Fort Gordon. If you are relocating here, the Real Estate Data Aggregator shows 134 homes for sale in ZIP 30815 during the three months ending July 31, 2026. That is down 11.8% from a year before, so inventory is not as wide open as the new listing count might suggest. Some of those new listings replaced homes that sold. The 2.8 months of supply, down 0.9 months year over year, tells you this is still a relatively tight market. You have more options than you did last spring, but the best-priced homes in good condition are still moving in two weeks or less.
