The median sale price came in at $318,400, down 2% from the same three months in 2025. That is a real dip, not a collapse. But it is a signal that buyers are pushing back on anything priced above the market.
Meanwhile, nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Grovetown moved the other direction. That gap is worth knowing if you are setting a price or making an offer here.
Homes are closing faster, even with the price dip
The Real Estate Data Aggregator shows the median days on market in ZIP 30813 was 58 days, which is 12 days shorter than the same period in 2025. Fewer homes are sitting. The ones priced right are moving. The ones priced wrong are not.
One number stands out. The Real Estate Data Aggregator found that 21.7% of Grovetown homes went under contract within two weeks of listing. That share jumped 18.2 points from a year ago. Nationally, Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. That is slowing buyers everywhere, not just here. Realtor.com also noted that price cuts hit 20.8% of listings in September, the highest since October 2022. Grovetown is not alone in feeling that pressure.
What about above-list sales?
The Real Estate Data Aggregator shows 19.2% of Grovetown homes sold above list price, down 5 points from 2025. That is still nearly 1 in 5 homes. Bidding wars are not gone. They are just less common. And the average sale came in at 99.5% of list, down only 0.1 points. Sellers are still getting close to what they ask, when they ask the right number.
